| In order to optimize the proposed objectives, the following decisions were posed: | |||
| Reduce the house units (37 instead of 40) improving livability, spatial quality and formal result. | |||
| Design six groups of houses to achieve a 2/3 phases promotion development, adaptable to market requirements. | |||
| Optimize width housing to the commercial selling surfaces. | |||
| A single housing typology with flexible distribution scheme, in order to achieve the following objectives: | |||
| Maximum amplitude and fluidity inside space, outside-inside relationship and potential views. | |||
| Double orientation living-dining rooms adapted to optimum North/South orientation. | |||
| Flexible internal distribution without significant constructive changes. | |||
| Structural Simplicity. | |||
| Non symmetrical housing solution placed on different platform levels for a balanced protection in outdoor private spaces. | |||
| "Set-backed" facade (10 m.) to provide front parking area or a ramp without raising the building for basement parking use. | |||
| Accessibility access to ground floor and private garden. | |||
